TRUST ME! Your Property Should be in a Trust!
One of the most difficult issues Realtors® deal with is when someone dies and their property isn’t in a trust!
Placing your properties in Trusts makes the transistion to those you want to inherit the property smoother and saves so much time, money and hassels for those who have lost you!
I, currently, have a property that was owned by a Non-US Citizen. He died in England in April 5, 2021 and we still are unable to sell his property.
The Estate has been paying taxes, utilities, HOA Dues, attorney fees, and even had to buy a new air conditioning unit while waiting to clear the Probate issues in the UK to get the “Exemplified Orders” before they can start to process the Probate here in Florida. That will take another 3-4 weeks. Tens of thousands of dollars have been lost. The property is sitting vacant! This property is not a single family residence. That would be worse with all the outside maintenance.
Avoid Probate and put your properties in a trust. Contact an Estate Planning and Real Estate Attorney to make sure your property/ies value isn’t squandered and lost to unnecessary expenses.
Even if you are a US citizen, the process is slowed down if you don’t have the property in a trust. It will be more public when it goes through Probate. Take care of all that you have taken a lifetime to aquire. Call an Estate Planning Attorney and make an appointment to ensure a smooth transition. A Will is not always enough.
